What are typical turnaround times for a seismic engineering project?
PE/SE stamped anchor and attachment calculations for a single piece of equipment typically take 1–3 weeks from receipt of the cut sheet and project parameters (Sds, Ip, mounting condition). HCAI/OSHPD OSP and OPM preapproval submittals run 4–8 weeks of engineering plus the agency review window. What deliverables come with a typical engagement?
A standard deliverable package includes: (1) PE or SE stamped calculation report covering ASCE 7 Chapter 13 demand, anchor strength per ACI 318-19 Chapter 17, and §17.8 interaction; (2) anchor and attachment shop drawings or installation details; (3) the equipment cut sheet, mounting condition, and assumed concrete strength documented on the cover; (4) a code-reference summary for plan check. Shake table programs add the AC156 test plan, instrumented test data, video, and a Certificate of Compliance. OSP/OPM submittals add the agency-formatted application package.
Do you provide PE and SE stamps, and in which states?
Yes. PANACHE ENGINEERING INC delivers PE and SE stamped calculations. We are licensed in California (PE and SE) and provide stamps in additional U.S. jurisdictions through reciprocity. For projects outside California, send the project address and we'll confirm licensure before kickoff. SE stamps are typically required for HCAI/OSHPD projects and for designated seismic systems in California's high-seismic zones.
Which codes and standards do you design and certify to?
We work to the current IBC and California Building Code (CBC), ASCE 7-22 (Chapter 13 for nonstructural components, Chapter 15 for non-building structures, Chapter 16 for response history), ACI 318-19 Chapter 17 for anchor design, ICC-ES AC156 for shake table qualification, IEEE-693 for substation equipment, HCAI/OSHPD requirements (OSP, OPM, OPA), and FEMA E-74 for nonstructural risk assessments. We track and apply current HCAI Plan Information Notices (e.g., PIN 55, PIN 62, PIN 68).
How do you price your services — fixed fee or hourly?
Most projects are quoted as a fixed fee once the equipment cut sheet, mounting condition, and code parameters are known. Fixed fees give you budget certainty and align our incentives with delivery, not hours. Larger multi-component programs and HCAI/OSHPD submittals are typically priced per component with a combined-program discount.
